This is a property investment product with a little bit of a twist.  It's actually about commercial property rather than your normal residential buy to let market.

One Huge Deal Away From Retirment!


Before we start I want to make it clear that I think the title of the product is more than a little misleading "One deal away from retirement".  Although technically we are all one deal from retirement it is very unlikely we will ever find that deal.  All the gold rush prospectors in the states are one gold claim from retirement but very few of them ever find the gold!

Now is commercial property a good idea?


Well yes it can be, it holds a lot of advantages over residential investing.  Some of the main advantages are;

  • The tenant is responsible for all repairs

  • You usually get a very long term tenant from 15 to 15 years

  • You have regular upward only rent reviews in the lease

  • You have a lot less hassles as the tenant looks after all the repairs

  • You have less "amateur" landlords to compete with

However you have to be aware of the downsides as well.  You may have to wait longer for a tenant in the initial period and even give 6 months free rent to entice them in.  However these negatives can be removed if you buy a property with a tenant already in place.

Toby's product comes with DVD's, workbooks and software.  It talks you through financing options including how to get the present owner to finance some of the deal.  To be honest I'm unsure if owner financing works here in the UK, but I know its common place in the US.

One of the major selling points of this course is that you don't need large deposits or a great credit rating to get started in the commercial property game.  I'm not sure this is true of the UK market. 

Both of the authors live in the states and the product is definitely biased to the US model and market.  For this reason I would not recommend this course unless you are planning on investing the other side of the pond.
